The Drive Through

The way Eddie or Kimi would take you on a drive-through if you were here in person.

Stop 01 · The Entrance

US Route 11 &
NY Route 342.

This is where most buyers see Calcium's character for the first time. The three-level school complex off US Route 11 is the visible landmark — it tells you within thirty seconds of arriving how big this neighborhood actually is, and how much was planned around the school chain. You're roughly 9 minutes from Main Gate (traffic dependent), and the scale of what got built here is the first thing buyers notice.

Houses That Look
Built On Purpose.

Calcium is what happens when a developer gets a big enough piece of land and a couple of major builders move in at the same time. Most of what you see here was put up between 2015 and now. The houses often offer newer finishes and layouts compared to similarly priced homes in other parts of Watertown. That uniformity is a feature for buyers who want historically steady resale patterns, predictable maintenance, and a neighborhood that looks like it was designed instead of accumulated.

Stop 03 · Calcium Primary School

Where The School

Lands.

Calcium Primary School (UPK-3) is the neighborhood's own primary, and it feeds Indian River CSD's single chain — Indian River Intermediate, Middle and High School in Philadelphia, NY. Check current ratings on GreatSchools and Niche; the numbers are only part of the story. The other part is the principal who knows your kid by week two and the parents who actually show up. That combination is hard to manufacture and easy to feel.

The Moment

A Calcium weeknight or Saturday afternoon. Kids on scooters working the cul-de-sacs. Parents sitting around firepits in the backyards as the light drops. Families running their evenings outside. Drive through at the end of a workday and you'll feel the rhythm — it's a place built for the stage of life most PCS families are in.

"For a single PCS cycle with a planned three-year hold, Calcium is one of the most predictable plays at Fort Drum. New builds with warranties, one of the strongest school chains in Indian River CSD, and a ~9-minute commute to Main Gate (traffic dependent). If your priorities are clean math and fewer surprises, this neighborhood is built for that."

"Calcium sells itself on the first walk-through. The schools are excellent, the houses are turnkey, and the commute is short. Most of my buyers who pick Calcium do it because they want to land somewhere predictable on a tight PCS window — and that's exactly what this neighborhood delivers."

THE HONEST TAKE
THE HARD DATA
DAY IN THE LIFE

Calcium is what happens when a developer gets a big enough piece of land and a couple of major builders move in at the same time. Most of what you see was put up between 2015 and now. The houses often offer newer finishes and layouts compared to similarly priced homes in other parts of Watertown. The schools are excellent. The commute to Main Gate is one of the shorter ones among major neighborhoods in the area.

Many buyers who choose Calcium are optimizing for predictability. New construction with builder warranties. Uniform housing stock that has historically shown steady resale patterns for shorter holding periods. A school chain that's consistently well-rated from elementary through high school. A commute window that doesn't blow out in PCS season. If you're holding for one tour and you want fewer surprises, Calcium is built for that.

What Calcium doesn't have is the long tail. Most of the families on your street will be gone in three years. The trees haven't filled in yet. The neighborhood character is still being written. None of that is a flaw — it's just a different shape of neighborhood. Calcium is a turnkey neighborhood, and turnkey is exactly what some buyers need.

If your holding period is three to five years and you value historically steady resale patterns, Calcium is one of the strongest plays at Fort Drum. New builds with warranties have historically shown reliable value retention for shorter holding periods. The trade-off is the depth that comes from time — mature trees, neighborhood roots, slower turnover. That depth is what other neighborhoods offer. Calcium offers something different, and there's a real buyer for each.

Median Home Price: ~$420,000 (varies by sub-section and recent comp activity)

Typical Inventory: 3 to 5 bedroom single-family homes, mostly 1,900 – 3,400 sq ft. New construction is common; resale homes typically post-2015.

Lot Sizes: Smaller and more uniform than older Watertown neighborhoods. Quarter-acre lots are typical; some larger custom lots exist on the edges.

Days On Market: Calcium listings tend to move faster than older-build areas. New construction and steady investor activity create regular turnover.

Price Per Square Foot Trend: Steady appreciation tracking the broader Watertown market. New-build warranty coverage adds price stability for shorter holding periods.

Commute To Fort Drum Gates: ~9 minutes to Main Gate in typical traffic. Add 5–10 minutes during peak PCS season or 0700 weekday mornings.

School Zone: Calcium Primary School (UPK-3), then Indian River Intermediate, Middle and High School in Philadelphia, NY — all Indian River CSD. Verify your zone with the district.

All figures reflect local MLS data and are approximate. Verify current numbers with your agent before making decisions.

Where you'll grocery shop: Most Calcium residents do their main run at the Price Chopper or Hannaford off the Arsenal St corridor, about 10 minutes out. The Walmart on US Route 11 is closer for in-between trips.

The local coffee spot: Calcium has a few drive-thru options nearby, but the sit-down coffee scene lives in downtown Watertown. Most folks grab-and-go on weekday mornings.

Friday night dinner: The Calcium area has a growing restaurant scene along the main corridors, with chain options closer in and the better local spots a short drive into Watertown proper.

School pickup rhythm: Calcium Primary School's pickup line is well-organized and runs through the school complex. Parents tend to know each other through the school chain — it carries continuity all the way through middle and high school.

Saturday mornings: Kids on scooters, parents on driveways, firepits firing up by late afternoon. The neighborhood runs more outdoor social time than most.

What you won't find: Mature trees and decades-old neighborhood character. Calcium is a newer build, and the streets and lots reflect that. If long-established neighborhood feel matters most to you, the older Watertown zones offer a different shape of that.

Median reflects the ACS 2020-2024 5-year median owner-occupied value for this place, per the U.S. Census Bureau. BAH & Rentals

Can You Rent Here On BAH?

Calcium has an active rental market. Newer construction means more investor-owned properties, and the regular turnover that comes with PCS-cycle ownership creates steady rental inventory. If you're trying to land a rental in a tight summer PCS window, Calcium is one of the more accessible neighborhoods to find inventory in.

What's typically available: 3 to 4 bedroom single-family homes, mostly post-2015 construction. Pricing varies by season, square footage, and how recently the property turned over — current rental ranges should be verified against active listings, which we keep updated on the site.

For Fort Drum families on BAH: Calcium rentals can often fit within mid- to higher-range BAH levels depending on the property. Specific affordability depends on your rate and the unit. Run the numbers against your actual BAH before locking in a tour.

Where Calcium Sits

East Of The Post.
9 Minutes To Main Gate.

Calcium sits east of Fort Drum, on the New York side along US Route 11. The development was planned and built in waves over the last decade, which is why the layout reads as cohesive and walkable. You're 9 minutes from Main Gate if traffic plays along.

Syracuse is about 50 minutes south. The Black River runs west of the area. The school zone is Calcium Primary School for the early grades, then Indian River Intermediate, Middle and High School in nearby Philadelphia, NY — one continuous Indian River CSD path from UPK through graduation.
