Carthage, NY 13619 — Village in the Town of Wilna, chartered in 1869. Population 3,236 (2020 Census). 1,625 housing units; the lowest median owner-occupied value of the five (ACS 2020-2024). Served by Carthage CSD (Carthage Elementary School, Carthage). Main routes: NY Route 3 & NY Route 126. Approximately 23.8 miles to the Lt. Gen. Paul Cerjan (Main) Gate by road; the Col. Michael Plummer Gate runs 4:30 a.m. to 10 p.m. daily. The State Street Historic District, listed on the National Register in 1983, holds 26 attached brick commercial buildings put up between 1860 and 1900 in Italianate, Romanesque and Richardsonian styles. Carthage carries its own everyday shopping; Watertown is about eighteen miles west on NY Route 3 for the wider run of stores.

On the commute: Carthage village sits roughly two miles from the Fort Drum installation boundary, but about 23.8 road miles from the Lt. Gen. Paul Cerjan (Main) Gate, which is on the post’s west side. The Col. Michael Plummer Gate is the practical approach from this side. Budget your commute from the gate you will actually use, not from the fence line.

Stop 01 · NY Route 3

NY Route 3 &
NY Route 126.

NY Route 3 is the spine. It runs east-west from NY Route 126 to US Route 11, with subdivisions feeding off both sides the whole way. Drive it and you'll see why this area exists — it was built around getting Soldiers and their families to and from the gate without a long drive. From most of Carthage, you're a few miles from Main Gate, and the road itself is what makes that possible.

Stop 02 · The Subdivisions

Starter Homes
And Established
Streets.

The Carthage subdivisions are where a lot of first-time buyers land. Houses are smaller and closer together than what you'll find in other parts of the area, and the price point is the most accessible near Fort Drum. For a junior NCO using a VA loan to buy their first house, or for a family on a tighter housing budget, this is the area that makes ownership real instead of theoretical.

Stop 03 · The Convenience

Everything You
Need Is Already
On NY Route 3.

Walmart Neighborhood Market. Gas. Fast food. A handful of sit-down spots. The basic infrastructure of military family life is all on this single road, and that matters when you're working long days on post and don't have time for a 20-minute grocery run. Living in Carthage means most of your weekday errands happen within five minutes of your front door.

Stop 04 · The Quiet Streets

Children Outside

Firepits Going.

Pull into one of the residential streets off NY Route 3 on a Saturday afternoon and the texture comes through. Kids in the yards. Parents on porches. Firepits going as the sun starts dropping. The neighborhoods aren't fancy — they're lived in. For a lot of military families, this is the version of homeownership that actually fits the budget and the duty schedule. Drive through on a weekend evening and you'll feel why families pick this area.

"For a junior NCO buying their first house with a VA loan, Carthage is one of the most realistic plays at Fort Drum. You get ownership, you get equity instead of rent, and you get a five-minute commute. The math works for the rank and the budget that actually live this stage of the career. That's the whole point."

KIMI'S TAKE

"My first-time-buyer clients usually start in Carthage, and a lot of them stay. The proximity to post matters more than buyers expect when they're new to the area — long commutes wear on a family, and Carthage gives you that time back. It's a real neighborhood with real families. That's the part the price point can hide if you're not paying attention."

Three Ways To Read This Place

Pick Your Lens.

THE HONEST TAKE
THE HARD DATA
DAY IN THE LIFE

Carthage is the part of Watertown that exists because Fort Drum exists. It grew up along NY Route 3 as a place for Soldiers and military families who wanted to be close to the gate. Today it's the most accessible price point for first-time homeownership near post, and it's where a lot of military families start their homeowning life.

What Carthage does well is proximity. From most of the neighborhoods, you're a few miles from Main Gate. Your weekday errands are on NY Route 3. Your gym, your grocery store, your fast food, your gas, your church, your kids' day care — the basic infrastructure of family life is on a single corridor, and that corridor is the same one that gets you to the gate. For families running a tight schedule on duty days, that compression of distance is genuinely valuable.

What Carthage doesn't do is what other neighborhoods do. The lots are smaller. The houses are older on average. There's less mature tree cover and less room between properties. NY Route 3 traffic during shift change can be slow because the road serves a lot of subdivisions feeding onto it. None of that is a flaw — it's the trade-off of being close to post at a price point that works for first-time buyers. Different families want different trade-offs. Carthage is honest about which ones it's making.

If you're a junior NCO using a VA loan to buy your first house, or a family that wants ownership over rent and a short commute over a longer drive, Carthage is one of the most practical fits at Fort Drum. The price point is what makes it possible. The proximity is what makes it work. For the right family, that combination is exactly what they need.

Median Home Price: ~$275,000 (varies by sub-section, age of home, and recent comp activity)

Typical Inventory: 3 to 4 bedroom single-family homes, mostly 1,200 – 2,200 sq ft. Mix of older established homes and newer subdivision builds.

Lot Sizes: Smaller and more uniform than rural or established Watertown zones. Quarter-acre or smaller lots are typical for the subdivisions.

Days On Market: Carthage listings tend to move at a steady pace. The price point keeps the buyer pool wide, especially among first-time buyers and PCS-cycle military families.

Price Per Square Foot Trend: Has historically tracked the broader Watertown market with appreciation patterns common to military-adjacent housing markets.

Commute To Fort Drum Gates: About 35 Minutes to Main Gate in typical traffic, depending on NY Route 3 conditions. Add 5–10 minutes during peak PCS season, 0700 weekday mornings, or shift-change windows on the road.

School Zone: Carthage Central School District — Carthage Elementary and West Carthage Elementary (K-4) feed Carthage Middle and Carthage High. Verify current zone boundaries with the district, since the village spans both elementary zones.

All figures reflect local MLS data and are approximate. Verify current numbers with your agent before making decisions.

Where you'll grocery shop: Walmart Neighborhood Market on NY Route 3 handles most weekday runs. The full Walmart on US Route 11 is a few minutes away for bigger trips. Price Chopper and Hannaford are a longer drive into the rest of Watertown.

The local coffee spot: Drive-thru chains along NY Route 3 and US Route 11 handle the morning rush. Sit-down coffee is more of a downtown Watertown thing.

Friday night dinner: Plenty of casual chain options on NY Route 3 and US Route 11. For the wider sit-down restaurant scene, most Carthage residents drive into downtown Watertown or out to Arsenal St.

School pickup rhythm: Carthage spans multiple elementary zones, so the pickup line you'll know depends on your specific street. Verify your zone before you commit to a house, since the area has had zone boundary adjustments in recent years.

Saturday afternoons: Kids out playing in the yards, neighbors talking across driveways, firepits firing up as the day wraps. The neighborhood social rhythm is real and visible — this is one of the more lived-in areas of Watertown on weekends.

What you won't find: Larger lots, mature tree cover, or the rural quiet that some other parts of the area offer. If land and quiet matter most to your family, Carthage isn't the right fit. If proximity to post and an accessible price point matter more, Carthage lines up.

BAH & Rentals

Can You Rent Here On BAH?

Carthage has the most active rental market in the Fort Drum area. The combination of proximity to post, accessible price points, and consistent PCS-cycle turnover means inventory tends to be available year-round. If you're trying to land a rental in a tight summer PCS window, Carthage is one of the most accessible options for finding something fast.

What's typically available: 2 to 4 bedroom single-family homes, townhomes, and apartment communities. Pricing varies by property type, age, and how recently the unit was renovated — current rental ranges should be verified against active listings, which we keep updated on the site.

For Fort Drum families on BAH: Carthage rentals can often fit within a wide range of BAH levels including E-5 and below with dependents, depending on the property. The accessible price point is part of why this area is one of the most rental-friendly for junior enlisted families. Specific affordability depends on your rate and the unit. Run the numbers against your actual BAH before locking in a tour.

Where Carthage Sits

Right Up Against The Post.
About 35 Min To Main Gate.

Carthage sits about eighteen miles east of Watertown on NY Route 3, where the village meets the Black River. NY Route 3 runs east-west between NY Route 126 (which connects to I-81) and US Route 11, with subdivisions feeding off both sides. Fort Drum sits west/northwest of the area, and Carthage's whole layout was built around quick access to the gate. That proximity is the defining feature.

Syracuse is about 50 minutes south. The Black River runs east of the area. Proximity to the post's southeast side is what most buyers come to Carthage for — but those commute numbers can increase drastically during high traffic times like PT release, shift changes, and PCS season, when NY Route 3 and US Route 11 back up. School zones span Carthage CSD's two elementary attendance areas — verify the current zone for your specific street with the district before making housing decisions.
